New buyers at Thika Golden Pearl gated community estate on the Thika-Gatanga Road are free to construct homes according to their own tastes and styles.

When the project started last year, the developers, New Age and Development Construction, built homes for the first batch of buyers.

In an effort to accommodate various budgets and tastes, however, buyers can now bring in their own fundis. They will, however, be required to maintain standards set by the developer in their construction.

Peter Mahu, the proprietor, says the concept for Thika Golden Pearl is to sell plots to people willing to build their own homes with their own pre-determined master plans.

The estate broke ground in March last year, with the first group of homeowners expected to move in by the end of this year. It sits on 84 acres.

A quarter of an acre plot goes for Sh5.2 million, but Mahu said that by the time they finish tarmacking all the access roads in the estate, the same piece of land could go for between Sh8 million and Sh10 million.

According to the developer, there are three types of house typologies in the estate, which they have segmented into distinct islands.

The islands are Wellington, Palm and Mellvin. A house in Wellington Island is four bedrooms with a  post-modern look, a flat roof and big windows.

Houses in Palm Island are four bedrooms designed to have an arctic roof where you can also create another room.

“All the houses in the three islands sit on a quarter of an acre plot and if constructed by Thika Golden Pearl, they will start from Sh20 million to Sh45 million, depending on the size of the house,” said Mahu.

Once complete, the estate will have a social park complete with a fitness centre, an aerobic swimming pool,a basket ball court, tennis court, skating path ways and manicured grass. Some plots are being reserved for a shopping arcade.
