Software simplifies property management

Most property management companies spend a lot of time and manpower in retrieving records when attending to a landlord or tenant. Because of the tedious exercise, some may insist on getting advance notice if the client is going to pay them a visit.

Bad tenants, on the other hand, would also cost property owners a lot of money in rent default. EstateXpress, a real estate application software has changed all that.

It has accounting, rent collection, lease management, unit allocation management and maintenance tracking in a one simple to run package.

"The property management system helps in property sales and development, accounting, fixed asset register and optional online module," says Mr Charles Nduati, general manager Jomo Kenyatta University of Agriculture and Technology Enterprises Ltd.

It is suitable for firms in real estate business and the software aids in management of commercial, residential and industrial properties on behalf of a broad clientËle base which may include individuals, companies, embassies or even churches.

"No more missed lease expirations and endless search for a tenant whose rent is late. It has a reminder provision," he says, which helps keep track of important ‘To Do’ lists, each tenant, owner and vendor can have reminders created, which pop up when a programme is entered or as a specific date nears. Reminder could be of tenant’s balances and leases expiration.

The software has been developed by Jomo Kenyatta University of Advanced Technology students in collaboration with Muigai Commercial Ltd. It is an integrated real estate and financial system that comes with payroll, extensive reporting, estate management, property sales and property management, and fixed asset register.

It brings better information flow from the detailed management reports which aid in making informed decisions, plan better and strategise business operations.

Multiple users can access the system and work concurrently on any of the systems and client files.
